<br />City of Arden Hills <br />City Council Work Session for September 8, 2014 <br /> <br />P:\Planning\Planning Cases\2014\PC 14-023 - Concept Review -Traverse Business Center - Nick Roberts\Memos_Reports_14-023 <br />Page 1 of 3 <br /> <br />DATE: September 8, 2014 <br /> <br />TO: Honorable Mayor and City Councilmembers <br />Patrick Klaers, City Administrator <br /> <br />FROM: Ryan Streff, City Planner <br /> <br />SUBJECT: Concept Review – 4200 Round Lake Road <br />- NE Corner of I-35W and I-694 <br />- (AKA Traverse Business Center) <br /> <br /> <br /> <br />Requested Action <br /> <br />Nick Roberts from Roberts Management Group is requesting that the City Council review the <br />proposed development concept for the property located at 4200 Round Lake Road and provide <br />feedback on this plan. <br /> <br /> <br />Background <br /> <br />The property is situated at the northeast corner of the I-35W and I-694 interchange with access <br />from Round Lake Road and Gateway Boulevard. This property is commonly referred to as the <br />Traverse Business Center site. <br /> <br />At this property the applicant is proposing two (2) light industrial buildings. Building 1 is <br />proposed at 200,140 square feet and building 2 is proposed at 25,600 square feet for a total of <br />225,740 square feet. It is the applicant’s vision that the larger of the two buildings would <br />function as a multi-tenant structure with an average of 20% office and the remainder of the space <br />used for manufacturing, production, retail sales and service, warehousing and other similar uses. <br />The smaller of the two buildings would function in a very similar manner to the other building; <br />however, this structure would be geared towards smaller production tenants with less office <br />presence. Knowing that the property has great visibility and access to the interstate, it is the <br />applicant’s hope that tenants looking for a variety of office, manufacturing and production, <br />warehousing, showroom and retail space may locate in this development. <br /> <br />AGENDA ITEM 1C <br /> <br /> MEMORANDUM
