<br />Roberts Management Group, LLC <br />1851 Buerkle Road | White Bear Lake, MN 55110 <br />(651) 773-3485 | FAX: (651) 773-3490 <br /> <br /> <br /> <br />Dear Mr. Streff <br /> <br />We are finishing Phase I of the Lexington Station Re-Development project and beginning preliminary <br />work on Phase II . I am looking for ways to relocate the tenants that will be displaced by Phase II of our <br />project. It I my goal to try and retain our tenants as well as the jobs those businesses provide in the <br />community. <br /> <br />I have recently entered into purchase agreements on what was formerly known as the Travers Business <br />Center. Which is an approx. 29 acre site at 4200 Round Lake Road. You will also find enclosed a <br />potential site plan depicting 2 industrial buildings totaling 225,740 Sq. Ft. Both would be high quality <br />industrial building housing a wide variety of businesses. <br /> <br />LAND USE <br /> <br />The larger building would be a multi tenant building industrial building for larger tenants averaging 20% <br />office (with some tenants having more and some having less). The remainder of the space would be <br />used for a variety of purposes including manufacturing, production, retail sales/service, and warehouse. <br /> <br />The smaller building would be very similar in nature but the percentage of office could run a bit lower. <br />Most small bay tenants are not looking for large office areas but rather smaller office and larger <br />production space. <br /> <br />As stated above both buildings would serve as a home to a variety of business some which might include <br />office, the manufacturing and production of goods, warehousing goods and, due to the exposure, there <br />is the possibility we would see some showroom type tenants and retail services/goods type tenants as <br />well. <br /> <br /> BUILDING DESIGN <br /> <br />I also included several photographs of buildings depicting the types of construction and materials that <br />would be used during construction. The larger building would be between 25’ and 30’ tall (as opposed <br />to the smaller building which might be between 20’ and 25’) to allow tenants to be able to maximize the <br />use of their space by being able to store products vertically. Also, the higher building would give a very <br />prominent look to the entire project as seen from the interstate system. <br /> <br />We are very excited to have the opportunity to do another high quality project in the city of Arden Hills <br />and I very much appreciate the visibility that part of Arden Hills will gain. Because of this visibility and <br />exposure it is our plan to design the buildings and use materials that will be of a high quality to give the <br />sense of a high quality development. <br /> <br />The buildings will be constructed of Tip-Up concrete panels chosen for their attractiveness, efficiency <br />and longevity. Brick and/or decorative metal would be used to accent the building and to give a level of <br />depth sophistication and to provide focal points for entryways and corners of the building. It is our
