The <br />applicant is also proposing to use a large amount of glass on the front of the buildings to further <br />enhance the attractiveness of both buildings. The front façade of building 1 is positioned to face <br />I-35W/I-694 and building 2 has its front oriented towards Gateway Boulevard. In order to <br />provide functional space that will serve the needs of both large and small tenants, building 1 is <br />proposed with twenty-five (25) foot to thirty (30) foot sidewalls and building 2 with twenty (20) <br />foot to twenty-five (25) foot sidewalls. <br /> <br />Surface parking would be provided on the site as depicted on the site plan that has been <br />submitted by the applicant. The plan shows that the parking needs for this development can be <br />accommodated onsite. Preliminary figures show that 364 parking spaces are required and 382 <br />spaces have been provided. Access to the site has been provided off of Gateway Boulevard in <br />three locations, two of which have been designed to serve both passenger vehicles and semi- <br />truck traffic. <br /> <br />The applicant has provided a narrative of the proposed use (Attachment A), a site plan <br />(Attachment B) and elevations examples (Attachment C). <br /> <br /> <br />Previous Planning Cases <br /> <br />The City Council approved the now expired Traverse Business Center Planned Unit <br />Development (PUD) in July of 2007. This particular PUD called for three (3) phases of <br />development. Phase I consisted of a 203,400 square foot six (6) story office building. Phase II <br />added an additional 261,600 square foot office building with eight (8) stories. The remaining <br />phase III consisted of a 30,000 square foot office building. <br /> <br />The PUD for this property has since expired as the timeline for the construction of this <br />development did not met the conditions stated within the PUD. In cases where a PUD approval <br />expires the property would then default to the underlining zoning district and in this case back to <br />GB Gateway Business District and standards set forth for this district within the Zoning <br />Ordinance. <br /> <br />The expired Traverse Business Center PUD can be reviewed in Attachment D along with the <br />landscaping plan and colored elevations of the proposed structures. <br /> <br /> <br />Discussion <br /> <br />The property located at 4200 Round Lake Road is located within the GB Gateway Business <br />District where manufacturing/processing and office uses are permitted and where retail and <br />warehousing uses are permitted as accessory uses only. Within this district office uses are
