<br />City of Arden Hills <br />Planning Commission Meeting for July 9, 2014 <br /> <br />P:\Planning\Planning Cases\2014\PC 14-017 - Variance 3441 Lake Johanna Boulevard\Memo_Reports_14-017 <br /> <br />Page 1 of 12 <br /> <br /> MEMORANDUM <br /> <br />DATE: July 9 , 2014 PC Agenda Item 4.A <br />TO: Planning Commission <br /> <br />FROM: Ryan Streff, City Planner <br /> <br />SUBJECT: Planning Case #14-017 – No Public Hearing Required (Tabled on June 4th) <br /> Applicant: Chad & Sasha Myers <br /> Property Location: 3441 Lake Johanna Boulevard <br /> Request: Variance <br /> <br /> <br /> <br />Requested Action <br /> <br />The applicants are requesting two (2) variances in order to reconstruct the nonconforming <br />accessory structure located at 3441 Lake Johanna Boulevard. <br /> <br />1) Rotate the structure approximately fifteen (15) degrees to align the garage with the <br />western property line and the angle of the existing home resulting in a setback of two (2) <br />foot two (2) inches from the west property line, and seven (7) feet three (3) inches from <br />the south property line. <br />2) Change the direction of the roofline from an east/west orientation to a north/south <br />orientation with one (1) foot eaves on the north/south facades and (1) foot six (6) inch <br />eaves east/west facades in order to match the existing home. <br /> <br /> <br />Background <br /> <br />1. Background <br /> <br />At the June 4, 2014, Planning Commission meeting the applicants proposed to reconstruct <br />and expand a nonconforming accessory structure from twenty-two (22) feet by twenty-two <br />(22) feet to twenty-four (24) feet by twenty-six (26) feet, an increase of 140 square feet. <br />After a close review of the application by the Commission the variance request was tabled in <br />order to give the applicant’s additional time to reevaluate their proposal and provide an
