R-1 Regulations, Existing Conditions, and Proposed Redevelopment <br /> <br />A. Lot Size & Dimensions <br /> <br />The lot is 15,569 square feet in size with <br />approximate dimensions of 133.5 feet in <br />width, and 116.5 feet in depth. Although <br />the total square footage of the lot meets <br />the requirements in the R-1 Zoning <br />District the actual dimensions of the lot do <br />not meet the minimum size requirements. <br /> <br />B. Structure Setbacks – Variance Required <br /> <br />The existing single family dwelling meets <br />the setback requirements for the R-1 <br />Zoning District. <br /> <br />In the R-1 Zoning District, a combined <br />total of twenty-five (25) feet is required <br />between the two side yard setbacks with a minimum of at least 10 feet on one side. <br />However, on a corner lot a forty (40) foot setback is required along the secondary front <br />yard; in this case the additional front yard setback is along the unimproved right-of-way <br />platted as Rolling Hills Road. The applicant is requesting a variance to encroach thirty <br />(30) feet into the secondary front yard setback. As proposed the attached garage would <br />be ten (10) feet from the east property line if the variance was approved.
