Subdivision Ordinance <br /> <br />A. Street Access and Utilities (1130.03 & 1140.05) <br /> <br />No new streets are being created as a result of this plat. Minimum roadway widths <br />will be maintained and are shown on the Final Plat. Commercial and industrial <br />roadways require a minimum width of 70 feet with a pavement width of 36 feet. Cul- <br />de-sacs require a minimum width of 60 feet with a pavement width of 28 feet. <br />Utilities are required to be installed underground as stated in the Code. <br /> <br />The City will acquire additional right-of-way along Round Lake Road and Gateway <br />Court, while vacating a portion of the right-of-way that is within the parking lot of <br />1987 Gateway Boulevard. <br /> <br />B. Easements (Section 1130.05 & 1130.08) <br /> <br />City subdivision regulations require twelve (12) foot wide drainage and utility <br />easements dedicated to the City along the right-of-way and centered on common lot <br />lines. Twenty (20) foot easements along storm sewer, sanitary sewer and water mains <br />are required. These easements have been provided and are shown on the Final Plat. <br /> <br />In order to “clean up” the plat, the City is proposing to vacate the easements that are <br />currently located on the properties and create new drainage and utility easements on <br />the new plat. The proposed easements do not necessarily encompass all of the <br />existing easements. However, the new easements will ultimately provide better <br />coverage for the City. The City Council will review the vacation requests prior to the <br />execution of the Final Plat. <br /> <br />The subdivision regulations require all ponding and drainage areas to be included in <br />the drainage easements that are dedicated to the City. <br /> <br />C. Park Dedication (1130.08 Subd 2) <br /> <br />Park Dedication is not required for the application as the City is simply replatting <br />existing property. No additional lots are being created. <br /> <br /> <br />3. Additional Plan Review <br /> <br />The City Engineer has reviewed the Preliminary and Final Plat and a copy has been <br />submitted to Ramsey County for their review. <br />
