DRAFT September 11, 2014 <br /> TCAAP Redevelopment Code <br />Page | 71 <br /> <br />7.0 Building Design Standards <br />7.1 Purpose and Intent <br />The Building Design Standards for the TRC shall establish a coherent character and <br />encourage enduring and attractive development. Site and/or building plans shall be <br />reviewed by the JDA for compliance with the standards below (see Table 7-1 for more <br />detail). <br />The key design principles establish essential goals for the redevelopment within the Plan <br />Area to be consistent with the vision for a vibrant mixed-use development with a range of <br />commercial, employment and residential uses serving the neighborhoods and the region. <br />Buildings shall be located and designed so that they provide visual interest and create <br />enjoyable, human-scaled spaces. If a building has no frontage along a <br />Pedestrian Priority Frontage, then it shall front a Pedestrian-Friendly Frontage. All <br />other buildings may be oriented towards General Streets or Civic Spaces. <br />(b) Primary entrances to buildings shall be located on the street along which the building <br />is oriented (See Figure 7-1). At intersections, corner buildings may have their primary <br />entrances oriented at an angle to the intersection. Building entrances shall be <br />provided for all separate ground floor commercial use tenant spaces that are located <br />along a Pedestrian Priority or Pedestrian-Friendly frontage. <br />(c) All primary entrances shall be oriented to the public sidewalk for ease of pedestrian <br />access.
