<br /> <br /> <br /> <br />Presbyterian Homes of Arden Hills, Inc. <br />Amendment of the Master Planned Unit Development and Final Planned <br />Unit Development Plans for Johanna Shores <br />September 2014 <br />Project Description <br /> <br /> <br /> <br />Introduction <br /> <br /> In November of 2010 Presbyterian Homes received approvals from the City of <br />Arden Hills for a Planned Unit Development at the Johanna Shores campus <br />location 3220 Lake Johanna Boulevard. This approval included 410 units of <br />senior housing as follows: Existing Skilled Care Center of 208 beds, 54 <br />Independent Apartments, 112 Assisted Living of which 36 are Memory Care and <br />36 Independent Brownstone apartments. As part of the redevelopment both the <br />Lakeview and Sutton Place buildings would be demolished. A commencement <br />and completion schedule was also established for expected phases of the project. <br />The final project work includes improvements to County Road D to be completed <br />by December 31, 2017. <br /> <br /> Presbyterian Homes has completed Phase 1A, Phase 1B and Utility Improvements <br />and Demolition of Lakeview within the schedule outlined. PHS completed the <br />demolition of Sutton Place ahead of schedule. Phase II, the Brownstones, are to <br />commence by December 31, 2014 and be completed by December 31, 2016. We <br />plan to apply for and obtain a permit before the end of 2014 with Completion still <br />ahead of the original required date of December 31, 2016. County Road D <br />improvements will also be completed ahead of the December 31, 2017. <br /> <br />Amendment Request <br /> <br /> PHS is requesting to: <br />Amend the configuration of the Brownstones of Phase II. <br />Shift 4 units to Brownstones but keep same density on site <br /> <br />Request Description <br /> <br /> PHS is requesting to amend the layout of Phase II of the PUD. As we developed <br />more detailed plans of this Phase, we could not overcome the challenges <br />presented by the elevation changes between the Phase II are and the main <br />building. With the Brownstones sitting closer to the corner with more green space <br />between them and the main building, there is a fairly steep grade change to <br />traverse. This proved difficult to overcome especially for our aging population. <br />1 <br />9/1/2014
