<br /> <br />Lengthy and inefficient switchbacks were not resident friendly and would put <br />residents out in the elements longer as they traverse between the Brownstones and <br />the main building for activities and dining options. <br /> <br />This led us to the proposed configuration. This layout shifts the buildings away <br />from the corner and brings them closer to the main building. This creates entries <br />at a grade much closer to the main building. There is only a 3’ difference now <br />between the brownstone and the main parking lot. This is a much easier slope to <br />negotiate as well as to maintain in inclement weather. This design also decreases <br />the length of the walk outside so that residents have a safer and shorter distance to <br />traverse. This layout also allows us to connect the Brownstones through a link at <br />both the garage and the ground level. This creates a better sense of community <br />between the two Brownstones. At the lower level the link provides a club room <br />space that overlooks the pond and provides the close access point. On the ground <br />level the link with be constructed of lots of glass to diminish its appearance. An <br />outdoor deck space will be created above the club room. This creates some <br />wonderful outdoor gathering space for these residents. This layout also improved <br />access to the west brownstone’s garage entrance by making it more straight on. <br /> <br />The Brownstones are proposed to be 20 apartments in each. This is a shift in the <br />number of units from 36 to 40. There are 4 units that were listed as assisted living <br />in the PUD that were not constructed in the main building. We are requesting to <br />move these 4 units to the Brownstones as senior apartments. The overall density <br />of the PUD approval will remain the same as approved. These 4 units were <br />envisioned to be hospice units in the lower level of the Phase 1B assisted wing. <br />PHS had begun a pilot hospice program at another campus. That program was still <br />in the pilot phase when we proposed the expansion of this program into the <br />Johanna Shores campus. It would have consisted of the 4 units with a central <br />family gathering area and separate private entrance. However, this program has <br />not been developed further than the pilot site at this point and is still undergoing <br />evaluation. Hence, these units were not constructed with Phase 1B. This lower <br />level has been turned into a central storage and maintenance area for the site. <br /> <br />The apartments in the Brownstones are proposed to be a mix of one and two <br />bedroom apartments ranging from 900 to 1778 square feet. Ground level <br />apartments have a front door/porch, second floor apartments have a deck. Some <br />apartments have a sunroom. There is resident storage on each floor. The garages <br />provide 66 parking stalls and trash rooms with space for dumpsters. Trash will be <br />wheeled out for pickup. There will be a directional sign at each garage drive <br />entrance for way finding but no new monuments. There will be 40 surface parking <br />spots. The revised plan follows the original tree preservation plan with the <br />exception of one pine tree that tipped over and had to be removed. Those <br />additional caliper inches have been added to the landscaping plan in additional <br />trees. <br /> <br />2 <br />9/1/2014
