At this point, that appears <br />unlikely and additional meetings will be needed to finalize the TCAAP zoning. Staff is working <br />on revising the schedule which will likely include continuing zoning meetings into 2015. <br />Remaining topics for City Council discussion and final approval include: <br /> JDA Governance Process <br /> Density and Mix of Uses <br /> Residential Design Standards <br /> Office/Retail Design Standards <br /> Flex Office Design Standards <br /> Gateway Overlay Design Standards <br /> Exterior Materials <br /> Street Design and Right-of-Way Requirements <br /> Landscaping Requirements <br /> Open Space Standards <br /> Table of Permitted Uses <br /> Comprehensive Plan Amendment and Future Land Use Map <br /> Other topics as identified by the City Council <br /> <br />The November 3, 2014 Gateway Planning workshop has been postponed so that the City Council <br />can have a discussion with a retail developer and begin a policy discussion regarding the <br />Comprehensive Plan’s Future Land Use Map. <br /> <br />STAFF COMMENTS <br /> <br /> <br />MEMORANDUM <br />
