I-1 Limited Industrial District Regulations, Existing Conditions, and Proposed Redevelopment A. Site Plan Review – Site Plan Approval Required A Site Plan Review is required by the City Code for the reorganization of parking areas, drives and entrances within any industrial district. The applicant is proposing to reconfigure the existing parking lot on the property in order to provide better access to the front entrance of their building and to plan for the future reconstruction of the Lexington Avenue North and County Road F West intersection that will result in the loss of parking spaces and access along the eastern side of the property. B. Lot Coverage – Meets Requirements The existing and proposed lot coverage calculations do not exceed the standards set within the I-1 Light Industrial Zoning District. The I-1 Zoning District permits maximum lot coverage of 65% for impervious surfaces and a minimum landscape coverage of 35%.
