The new Photometric Plan will be required to meet the standards set within <br />Section 1325.50 Subd. 3 of the City’s Zoning Code. <br /> <br />E. Parking <br /> <br />The current parking lot contains 276 total parking spaces. During Phase 1 two (2) <br />parking spaces would be added as a result of the reconfiguration. By the end of Phase 2, <br />as a result of the removal of the driving lane and curb cut that provide access to <br />Lexington Avenue, nine (9) parking spaces would be eliminated from the existing <br />parking count of 276. This would result in a total of 267 parking spaces with five (5) <br />proof-of-parking spaces that could be constructed. With proof-of-parking included the <br />completed project would have 272 parking spaces available. The Parking and Traffic <br />Island Plan has been provided in Attachment F. <br /> <br />The applicant has indicated that they have been monitoring their parking needs and have <br />concluded that 267 parking spaces are more than adequate for their use of the property. <br />However, if additional spaces are required the property owner would be obligated to <br />construct the proof-of-parking spaces and any other additional spaces required by the <br />Code. <br /> <br />In Section 1325.06 of Zoning Code it states that Business and Professional Offices are <br />required to provide one (1) parking space for each 250 square feet of gross floor area. <br />Based on this criteria two-hundred and eighty-eight (288) parking spaces are required by <br />the Code.
