DRAFT November 12, 2014November 12, 2014November 10, 2014 <br /> TCAAP Redevelopment Code <br />Page | 90 <br />  <br />10.4 Street Lighting: Street lighting should be provided on Spine, Town, Collector and Collector <br />with Trail roads. Refer to City Public Works Design Manual for lighting palette. The following <br />standards shall apply for pedestrian scale lighting: <br />(a) They shall be no taller than 30 feet. <br />(b) Street lights shall be placed at an average of 40 feet on center, approximately three <br />(3) feet behind the back of curb, aligned with street trees, and where street trees are <br />planted. <br />(c) The light standard selected shall be compatible with the design of the street and <br />buildings. <br />(d) All other standards for street lighting shall direct light downward or properly shielded <br />with ¾ or fully shielded fixtures to prevent glare and light pollution. <br />10.5 Exterior Lighting: All development in the TRC (including surface parking lots) with the <br />exception of Duplex, Single-Family Attached, Single-Family detached, Townhouse, and Two- <br />Family Residential Uses shall comply with the Exterior Lighting regulations in AHC Section <br />1325. <br /> <br />10.6 Street Furniture <br />(a) Street Furniture shall be placed within the Plantings/Furnishings Zone or within the front <br />setback area only. Benches and bike racks are recommended along all Pedestrian <br />Priority Frontages and will be placed in alignment with light poles and street trees. <br />(b) Trash receptacles shall be required for all development along Pedestrian Priority <br />Frontages. Trash receptacles should be placed at street corners. If development is <br />located mid-block, place the trash can near front entry. <br />(c) All street furniture shall be located in such a manner as to allow a Clear Zone of a <br />minimum of six (6) feet in width. Placement of street furniture and fixtures shall be <br />coordinated with organization of sidewalks, landscaping, street trees, building entries, <br />curb cuts, signage, and other street fixtures. <br />(d) Materials selected for paving and street furniture shall be of durable quality and <br />require minimal maintenance. <br /> <br />10.7 Utilities <br />(a) All utility lines shall be underground. <br /> <br />
