Jill Hutmacher November 12, 2014
Community Development Director
City of Arden Hills
1245 West Highway 96
Arden Hills, MN 55112

Dear Jill,

Attached you will find the latest editions of materials for the TRC, Sections 8‐10 and the associated
attachments to the code. Though these attachments have relevance to the entire code document, we
will mostly discuss their relevance to Sections 8‐10 for the meeting scheduled on November 17th.

In addition to the code sections, our company has provided project sheets of representative projects
with similarities to the TCAAP area. These examples range in location, size and context, but all are
relevant in some fashion. I look forward to explaining their significance and application to TCAAP and
the TRC at the meeting on November 17th.

Comments for all sections have been provided in order to continue discussions without losing valuable
insight as we’ve moved through the process over the last 3‐4 months. We have made additional edits
and look forward to reviewing some of those edits and continuing the discussion on some major topics.
There is some insight that we still need from Councilmembers in order to understand the base concerns
for some of the comments. This will help us develop the regulations further and be sure that the
calibration for the TRC meets the vision and desired outcomes of the Council and their constituents.

The collaboration on the TCAAP Redevelopment Code has been a great process so far. With your team
and Councilmember interaction and input, our team has received valuable insight to the organization
and focus for the TRC and how it will help guide development in this special area. We are nearing the
close of the process, with the remaining sections being presented on November 17th. After this session,
a complete package will be refined and compiled for a final review by Community Development Staff
and Councilmembers. We will then come together to finalize the remaining elements and concerns
within the Code prior to finalization.

Sincerely,
Brad Lonberger
Principal
Gateway Planning Group, Inc.
