Parking – Variance Requested <br /> <br />Within the design standards for the B-3 Zoning District placing parking between the <br />street right-of-way and the building is discouraged. The standards within this section also <br />state that no more than fifty (50) percent of the parking on the site may be located <br />between the buildings or in the side yard. <br /> <br />The subject property was developed before the B-3 Design Standards were adopted into <br />the Zoning Code in 2008. In this particular case the current property as developed does <br />not allow for parking in any other area than in side yard on the west side of the building. <br />No parking is proposed between the street and the building. <br /> <br />I. Off-Street Parking – Meets Requirements <br /> <br />In Section 1325.06 of the Zoning Code it states that Business and Industry uses are <br />required to provide one (1) parking space for each employee on a major shift plus 1 for <br />each vehicle used in conducting the business or 1 for each 1,000 sq. ft. of floor area, <br />whichever is greater. Based on this criterion one-hundred and thirty-three (133) parking <br />spaces are required by the Code. The current parking lot contains 148 total parking <br />spaces. As proposed thirty-three (33) new parking spaces would be created as a result of <br />the parking lot expansion project, which would result in a total of 181 parking spaces at <br />completion. <br /> <br /> <br /> <br />2. Flood Plain, Wetlands, and Easements <br /> <br />The project as proposed does not affect any flood plains, wetlands, or easements. <br /> <br /> <br />3. Additional Review <br /> <br />a.
