Page 17 of 18  <br />  <br />  <br /> In an effort to decrease monotony of design, changing the paint color or material type  <br />will not be considered a different design or style.    <br /> Homes shall not have more than three materials used in the exterior of the building.  Of  <br />the three materials a primary material shall be used for a minimum of 60% of the  <br />facades facing the street.  The secondary materials may be used up to 40% and will be  <br />considered accent materials.  <br />Section 9: Open Space Standards  <br />9.1 Permeable Area Requirement: <br />(a) All development is required to maintain a permeable ground area per Table 9-1. <br />Table 9-1 Permeable Area Requirements <br /> <br /> <br /> <br />(b) Permeable ground area shall be on-site within the parcel limits of the development. <br />(c) Up to 100% of Private Common Open Space may count towards the permeable ground <br />area if the materials and ground cover for the Private Common Open Space meets the <br />standards of permeability. <br />(d) Street screening for parking lots that utilize vegetative screening may count towards the <br />permeable ground area requirements. <br />(e) Permeable materials include: <br />i. Any natural vegetation or landscaping that allows direct water infiltration <br />ii. Permeable paving materials shall be designed and engineered to allow direct <br />water infiltration. Any new material not listed in any best practice guides for <br />permeable paving will be evaluated and considered by Community Development <br />Staff and may be approved with Permitted Adjustment from the JDA. Permeable <br />paving materials shall not count towards more than 20% of the total Permeable <br />Area Requirement. <br />iii. Any material that requires a sheet flow and collection system for water infiltration <br />shall not be considered permeable cover. <br />(f) Design and placement: <br />ii. In the Neighborhood Transition, Neighborhood, Flex Office or Campus Commercial <br />Zones, any yard or buffer space on site shall be designed in context to the primary <br />building(s) and shall not block views or ingress/egress access to the buildings. <br />New Regulation:  <br />Landscaping and Tree Requirements:  <br /> The following table sets the required trees and landscaping requirements for residential  <br />per lot size:  <br />Lot Size Requirement  <br />Less than 40 feet wide 40% of permeable area requirement shall  <br />District Min Pervious Lot Area <br />Neighborhood 40% <br />Neighborhood Transition 20%
