Page 1 of 2 <br /> <br />DATE: January 26, 2015 <br /> <br />TO: Honorable Mayor and City Councilmembers <br />Patrick Klaers, City Administrator <br /> <br />FROM: Jill Hutmacher, Community Development Director <br /> <br />SUBJECT: TCAAP <br /> <br /> <br /> <br />Two TCAAP topics are scheduled for discussion at the January 26, 2015, special City Council <br />work session meeting. <br /> <br />A. Chapters 1 and 2, TCAAP Redevelopment Code <br />Redlined and clean copies of Chapters 1 and 2 are attached. Hole-punched copies of <br />Chapters 1 and 2 have been provided in Council packets for inclusion in the green <br />binders <br /> <br />B. TCAAP Land Use Map <br />Kimley Horn has revised the draft land use map. Changes to the map include: <br /> Collector roads are shown. The size of development areas shown on the map <br />excludes collector right-of-way. The size of districts/subzones on the table below <br />includes collector right-of-way since we have defined gross density to include <br />right-of-way. <br /> The Town Center and retail areas have been reconfigured to allow for parcel <br />shapes and sizes that can be more easily developed. <br /> The Town Center green space has been reshaped to allow a continuous green <br />space from the retail area through the Town Center. Diagonal parking in front of <br />the retail areas along the east/west connector would provide convenient parking <br />for those businesses. <br /> <br />Total maximum residential units based on the revised acreages are shown in the table <br />below. Acreage for collector roads has been included in the acreage for the adjoining <br />district or subzone. Park/open space and Spine Road acreage are excluded from the table <br />below.
