Masonry (brick, stone, cast stone, etc. that is mortared in place) <br />(h) On general frontages, primary building structures shall have a minimum of 40% of the <br />following primary building materials: <br />i. Masonry (brick, stone, cast stone, etc. that is mortared in place) <br />(i) Secondary or Accent materials shall only be used for up to 40% of the primary <br />building façade for Pedestrian Priority and Pedestrian Friendly frontages. On General Frontages, up to <br />60% of the primary building façade shall be permitted. <br />i. Accent materials include: <br />1. Architectural sheet metal with matte finish <br />2. Cementitious fiber clapboard with a minimum 50-year warranty <br />3. Exterior Insulation Finish System (EIFS), on all frontages shall not be used on the ground <br />floor level. Use of EIFS is limited to 10% per façade. <br />4. Stucco utilizing a 3-step process of application. <br />(j) Accessory buildings shall maintain the same building materials as the primary building. <br />(k) For tilt-up wall construction, a veneer system of materials shall be used to come into <br />conformance with the above listed materials. <br />(l) Canvas awnings are not permitted. <br />7.77.6 Gateway Overlay District <br />(a) Given the visual importance of certain entrances and gateways to the site, advanced <br />architectural elements or landscaping features are required to be provided for <br />properties within the Gateway Overlay District as identified on the Regulating Plan <br />(Attachment 1). These features shall be reviewed and approved by the JDA. A
