The delay shown represents the worst side-street approach delay. <br />Alternate Access Scenario <br />As noted previously, the proposed North Access at the western terminus of Northwood Drive may <br />be eliminated. Therefore, a qualitative assessment of impacts related to the potential elimination of <br />the North Access was completed. <br />Site generated trips expected to utilize the North Access were redistributed to the East/West Access <br />locations along Red Fox Road to determine any potential impacts. Upon redistribution, it was <br />determined that the North Access is not needed to provide acceptable operations. The East/West <br />Access locations have sufficient capacity to accommodate all site generated trips and are expected to <br />operate well in their current configuration. <br />Site Plan/Access Review <br />A review of the proposed site plan was completed to identify any issues and recommend potential <br />improvements with regard to site access, parking lot configuration, and circulation. Based on this <br />review, the following items were identified that should be discussed further and/or incorporated: <br />1) North Access: <br />a. As noted previously, the East/West Access locations have sufficient capacity to <br />accommodate all site generated trips and are expected to operate well in their current <br />configuration should the North Access at the western terminus of Northwood Drive be <br />eliminated. <br />b. The elimination of the North Access would increase internal site circulation. However, no <br />significant issues are expected. <br />2) East and West Access: <br />a. Ideally, the East/West Access locations along Red Fox Road would be located directly <br />across from other driveways to limit potential conflicts. However, given the relatively low <br />traffic volumes on Red Fox Road, no issues with the currently proposed locations are <br />expected.
