Zoning Code Review <br /> <br />A. Structure Coverage and Landscaping <br /> <br />Since the PUD encompasses all five of the proposed lots, the plans were evaluated based on <br />whether the development as a whole conforms to the B-2 District structure and landscape <br />coverage requirements. The maximum permitted structure coverage in the district is 45 percent. <br />A total of 93,118 square feet of building area is proposed across the five lots, for coverage of <br />19.4 percent. Properties must maintain minimum landscape coverage of 20 percent. Setbacks <br /> <br />A zero-foot setback is proposed along the side lot line of Lot 3 and Lot 4 since the subdivision <br />includes a property line through the existing retail building. The Zoning Code allows for <br />exceptions from side setback requirements provided that a proper demising wall is used and if <br />the adjacent buildings are constructed as an integral unit. The City Building Official has been <br />working with the property owner on the details of the demising wall. Building permits will be <br />required prior to any construction on the site. <br /> <br />C. Landscaping <br /> <br />A Landscaping Plan for the entire development was approved in Planning Case 09-011.
