<br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />March 11, 2015 <br /> <br />Proposed Drive-Thru, Caribou Coffee, Arden Hills, MN <br /> <br />PUD Amendment <br />Project Narrative <br /> <br />The proposed project is the addition of a drive-thru window, and reconfiguration of parking <br />area to create a drive-thru lane, at the existing Caribou Coffee, 3673 Lexington Avenue North, <br />Arden Hills. This work is to improve the experience of the customer by making it easier to <br />come and go from the store. <br /> <br />Potential project impacts have been reviewed and are summarized as follows: <br /> <br />• Parking Reduction: De minimis impact. <br />o As indicated on the drawings, the site currently has 510 parking spaces. Addition of the <br />drive-thru lane will eliminate 11 spaces for a net total of 499 spaces. <br />o Parking available is still in excess of 5 stalls / 1000 square feet of building. <br />o The drive-thru provides a partial exchange for the parking stalls that will be removed. <br />o The eliminated spaces are not used by other shopping center tenants/customers due to <br />their remote location. <br />o As shown on the aerial photo, the site’s existing parking lot is substantially underutilized. <br /> <br />• Pedestrian Flow: No impact. <br />o The pedestrian connection between the parking lot and the sidewalk along Lexington <br />Avenue will be maintained. <br />o There will be no changes to the existing sidewalk along Lexington Avenue. <br />o The location of the drive-thru window does not negatively impact pedestrian traffic along <br />the front of the shopping center tenant spaces. <br /> <br />• Snow Removal: No change. <br />o Snow will be plowed to the perimeter of the parking area at the rear of the building, as is <br />currently done. <br />o Excess snow will be removed from the site if necessary. <br /> <br />• Drive-Thru Stacking: Adequate. <br />o The drive lane will be able to accommodate at least nine (9) cars without impacting the <br />adjacent remaining parking stalls and circulation. <br />o Due to its location, the drive-thru lane will have no impact on the parking and vehicle <br />circulation for the balance of the shopping center. <br /> <br />• Emergency Vehicle Access: No change. <br />o The existing emergency vehicle access route around the building, including required <br />turning radii, will be maintained. <br />
