This work is to improve the experience of the customer by <br />making it easier to come and go from the store. <br /> <br />Potential project impacts have been reviewed and are <br />summarized as follows: <br /> <br />• Parking Reduction: De minimis impact. <br />o As indicated on the drawings, the site currently has 510 <br />parking spaces. Addition of the drive-thru lane will <br />eliminate 11 spaces for a net total of 499 spaces. <br />o Parking available is still in excess of 5 stalls / 1000 <br />square feet of building. <br />o The drive-thru provides a partial exchange for the <br />parking stalls that will be removed. <br />o The eliminated spaces are not used by other shopping <br />center tenants/customers due to their remote location. <br />o As shown on the aerial photo, the site’s existing <br />parking lot is substantially underutilized. <br /> <br />• Pedestrian Flow: No impact. <br />o The pedestrian connection between the parking lot and <br />the sidewalk along Lexington Avenue will be <br />maintained. <br />o There will be no changes to the existing sidewalk along <br />Lexington Avenue. <br />o The location of the drive-thru window does not <br />negatively impact pedestrian traffic along the front of <br />the shopping center tenant spaces. <br /> <br />• Snow Removal: No change. <br />o Snow will be plowed to the perimeter of the parking <br />area at the rear of the building, as is currently done. <br />o Excess snow will be removed from the site if <br />necessary. <br /> <br />• Drive-Thru Stacking: Adequate. <br />o The drive lane will be able to accommodate at least <br />nine (9) cars without impacting the adjacent remaining <br />parking stalls and circulation. <br />o Due to its location, the drive-thru lane will have no <br />impact on the parking and vehicle circulation for the <br />balance of the shopping center. <br /> <br />• Emergency Vehicle Access: No change. <br />o The existing emergency vehicle access route around <br />the building, including required turning radii, will be <br />maintained. <br />SCALE: <br />1 <br />A2.0 <br />AERIAL VIEW OF PROPOSED DRIVE-THRU <br />NOT TO SCALE <br />SCALE: <br />2 <br />A2.0 <br />PROPOSED SITE PLAN <br />1"=20' <br />NORTH <br />2 <br />A2.0
