I-1 Limited Industrial District Regulations, Existing Conditions, and Proposed <br />Redevelopment <br /> <br />A. Site Plan Review – Site Plan Approval Required <br /> <br />A Site Plan Review is required by the City Code for the reorganization of parking, drives <br />and entrances within any industrial district. The applicant is proposing to construct an <br />additional twenty-two (22) parking stalls to meet the needs of the existing tenant at 4293 <br />Lexington Avenue North. <br /> <br />B. Lot Coverage – Meets Requirements <br /> <br />The existing and proposed lot coverage calculations do not exceed the standards set <br />within the I-1 Light Industrial Zoning District. The I-1 Zoning District permits maximum <br />lot coverage of 65% for impervious surfaces and a minimum landscape coverage of 35%. <br /> <br /> <br /> <br />C. Tree Preservation and Landscaping Plan <br /> <br />The applicant submitted a Tree Survey and Tree Replacement Plan as part of their tree <br />preservation and mitigation requirements (Attachment D). The following table outlines <br />these numbers and the additional requirements of the tree preservation ordinance <br />pertaining to tree removal and tree mitigation regulations. <br /> <br /> <br /> <br />Total Lot Area: 148,975 Sq.
