Tree Preservation <br /> <br />The applicant submitted a Tree Survey and Tree Replacement Plan as part of their tree <br />preservation and mitigation requirements (Attachment D). City Code requires a certain number of caliper <br />inches to be planted. If larger trees are planted then fewer trees would be <br />required. <br /> <br />Trees proposed to be planted will consist of desirable and native tree species such as Linden, <br />Maple, Hackberry, Locust, Birch, Oak, and mixed types of evergreen trees. The applicant <br />has developed the lots in such a way to preserve as many of the highest quality trees as <br />possible. In total 109 trees will be planted, equating to 272.5 caliper inches. Based on the <br />proposed tree removal, the City’s Tree Preservation Ordinance requires 187 caliper inches to <br />be planted on the site. <br /> <br /> <br />4. Traffic Study <br /> <br />A traffic study for this site was originally conducted back in December of 2014, for the <br />Valentine Cove development proposal. The new proposal for Valentine Bluff indicates that <br />lots would have direct access to County Road E2. The updated list of conclusions and <br />recommendations provided by SRF Consulting regarding the Valentine Bluff development <br />has been provided in Attachment H. The complete traffic study from December of 2014 has <br />been provided in Attachment I. <br /> <br /> <br /> <br />
