VALENTINE BLUFF – Narrative <br />Landmark of Arden Hills <br />A new neighborhood in Arden Hills <br /> <br />Existing Property Description <br /> <br />The land, whose address is listed as 1941 and 1901 Co. Rd. E2 West is located <br />near the intersection of New Brighton Road and Co. Road E2, consists of 5.41 ac <br />and is currently under a purchase agreement with the applicant. The property is <br />bounded on the north by a wetland system and Mounds View High School and to <br />the south by a small single family neighborhood. <br /> <br />Existing Land Use and Zoning <br /> <br />The property currently features a County Library and a Church and is zoned <br />accordingly as R1 and NB. The proposed zoning for the residential development is <br />R-2. <br /> <br />The following table shows the R-2 zoning requirements: <br /> <br /> R-2 <br />Minimum Lot Area (SF) 11,000 <br />Minimum Lot Size 85’/120’ <br />Front Yard 40’ <br />Rear Yard 30’ <br />Side Yard (min/total) 5’/15’ <br />Side Yard Corner 40’ <br />Floor Area Ratio (FAR) 30% <br /> <br /> <br />Proposed Neighborhood <br /> <br />The proposed neighborhood will have 7 homes on the 5.41 ac. existing parcel of <br />which 0.64 ac will be dedicated to the county for ROW and another 0.227ac is <br />either in flood plain or wetland. This leaves 4.543 ac for a density of 1.54 un./ac. <br />within the limits of the 1.5 to 5.0 un./ac. of the City’s R2 district.
