<br /> <br />Site Demising Overview <br />Boston Scientific <br />6131.001.27 <br />1/5/15 <br /> <br /> <br /> <br />The Arden Hills Boston Scientific Cardiac Rhythm Management Campus has been <br />transitioning over the last few years into a fully integrated component of the Boston Scientific <br />Corporation global operations. The need for the total 1,200,000 square feet of building <br />available on the campus has been diminished. As such the decision has been made to reduce <br />the building area by selling buildings A, B and C. This will action will allow a more efficient <br />operation by restacking functions with closer proximities. <br /> <br />Boston Scientific is requesting revision to the current PUD to accommodate a separation of <br />the 92.7 acres into two revised PUDs. Each parcel is intended to be completely separated to <br />allow independent uses without any dependence of the other property. <br /> <br />One PUD will contain existing Buildings A, B, C and Parking Ramp One . <br />The total site area will be 672,944 SF <br />The total gross building area is 243,671 SF. <br />The building foot print area is 160,266 SF <br />The landscaped area is 291,640 SF <br />Parking will be provided at 916 spaces (90% office, 10% mfg.) <br />Parking at time of complete buildout will be provided at 980 spaces. <br /> <br />The second PUD is a revision of the existing PUD containing a reduced site density per acre <br />of building area and parking use than the current PUD. The PUD eliminates two future <br />proposed buildings H and G and the required parking. <br />The total site area will be 3,351,193 SF <br />The total gross building area is 1,783,028 SF. <br />The building foot print area is 1,007,527 SF <br />The landscaped area will be 1,862,340 SF. <br />Parking at time of complete buildout will be provided at 6,701 spaces , based on an <br />occupancy ration of 92% office and 8% mfg. <br />Parking requirements at the time of the property division, 3,899 stalls, will be provided by <br />2,808 existing stalls plus 1,091 proof of parking stalls. The current employee census on the <br />Boston Scientific Arden Hills campus is approximately 2,200 employees. <br /> <br /> <br />The development plan will be phased over an approximately 20-year period. Construction of <br />new buildings and parking ramps will be coordinated with future growth of Boston Scientific <br />Corporation. <br /> <br />Years 2015-2020 <br />1. Restacking of existing building F interior space. <br />2. Construction of a permanent skyway/link between buildings L and E. <br />3. Redevelopment of the campus visitor drop-off circle and greening of Boston <br />Scientific Drive. <br />Years 2020-2025 <br />1. Construction of Buildings J and M.
