Anderson, Assistant City Engineer <br /> <br />SUBJECT: Arden Plaza – PUD (PC 15-002)(PW-15-0100) <br /> <br /> <br /> <br />I have reviewed the plans for the Arden Plaza PUD Amendment. The plans were prepared <br />by Westwood and are dated 1/05/15. The following are my comments: <br /> <br />1. Grading shown in the PUD plans is understood to be conceptual, any construction <br />will require detailed grading and erosion control plans, calculations and permits <br /> <br />2. Sewer and Water services for Lot 4 is provided thru the building on Lot 3 and, a <br />recorded agreement will need to be in place for the operation, maintenance and <br />ownership of this service. <br /> <br />3. All sanitary sewer, water and storm sewer on this site is privately owned and <br />maintained, a recorded agreement will need to be in place for the operation, <br />maintenance and ownership of these systems. <br /> <br />4. The utility plans should show the irrigation service near the center of the site. <br /> <br />5. The Utility plans should show the fire protection service location as it enters the <br />building on Lot 3 <br /> <br />6. The operation of the storm water treatment system has not gone as planned. There is <br />water that sits in the bio filtration area #2 for long periods of time. This operation <br />needs to be resolved to the satisfaction of the City and Rice Creek Watershed district <br />before any land use change takes place.
