<br />City of Arden Hills <br />Planning Commission Meeting for February 4, 2014 <br /> <br />P:\Planning\Planning Cases\2014\PC 14-036 - Red Fox Business Center PUD\Memos_Reports_14-036 <br />Page 4 of 14 <br />The applicant is proposing to develop the lot with two (2) multi-tenant light industrial <br />buildings. The existing vacant lot is 8.04 acres or approximately 350,190 square feet in size. <br />The Zoning Code requires a minimum lot size of 24,000 square feet in the I-Flex District. <br /> <br />B. Lot Dimensions – Meets Requirements <br /> <br />The Code requires lots within the I-Flex District to have a street frontage of at least 100 feet <br />and a lot depth of at least 130 feet. Lot frontage is measured at the minimum front yard <br />setback, which allows buildings to be constructed on a radius, such as on a cul-de-sac or <br />curve. This lot has approximately 313 feet of street frontage along Red Fox Road and has an <br />overall lot depth of approximately 1,008 feet. <br /> <br />C. Building Coverage and Landscaped Lot Area – Meets Requirements <br /> <br />The applicant has submitted a site plan of the proposed development. As indicated on this <br />plan the two (2) multi-tenant buildings cover 27% of the total lot area and landscaping covers <br />approximately 29% of the lot. The remaining 44% of the lot is to be used for parking and <br />driving areas. The City Code permits up to 40% of structure coverage and sets a minimum <br />landscaping coverage of 25% within the I-Flex District. <br /> <br /> Zoning Code Proposed Development <br />Building Coverage 40% Maximum 27% <br />Landscaping Coverage 25% Minimum 29% <br /> <br />D. Floor Area Ratio (FAR) – Meets Requirements <br /> <br />The FAR is the sum of the gross horizontal area of all floors of a building as measured in <br />square feet from the exterior sides of the exterior walls, but not including covered porches; <br />decks; any space where the average floor-to-ceiling height is less than six feet; attached or <br />detached garages; and other detached accessory structures. FAR is calculated by dividing the <br />sum of all gross horizontal floor areas by the square footage of the lot. <br /> <br />The I-Flex Zoning District allows for a total FAR up to 80% for structure in this district. The <br />plans for this development indicate a FAR of 27%. <br /> <br /> Zoning Code Proposed Development <br /> Floor Area Ratio (FAR) 80% 27% <br /> <br />E. Building Height – Meets Requirements <br /> <br />The maximum building height in the I-Flex Zoning District is 45 feet. Neither of the two (2) <br />multi-tenant structures will exceed the City’s height requirement in this district. Building 1, <br />along Red Fox Road, is proposed with a maximum height of 28 feet and Building 2, <br />positioned at the northern section of the lot, is proposed at 30 feet in height.
