Anderson, Assistant City Engineer SUBJECT: Red Fox Business Center I have reviewed the revised civil plans for the Red Fox Business Center. The plans were prepared by Larson Engineering Inc. and are dated 01-26-15. The following are my revised comments: 1. The driveway connection to Northwoods Drive leaves no place for city public works to pile snow and is unacceptable as proposed. 2. The side slopes adjacent to the pond are shown to be graded at 2:1 this slope cannot be maintained and therefore is unacceptable as proposed. 3. The grading around the adjacent property to the west shows grading on the adjacent property. The developer will need to provide written permission from the adjacent land owner to allow for this work. (no change) 4. Each building needs to be served by a separate sewer service connected to a public sewer or provide a recorded document describing the ownership and maintenance of the shared system.(No change) 5. Each building needs to be served by a separate water service connected to a public watermain or provide a recorded document describing the ownership and maintenance of the shared system. (No Change) 6. Proposed trees over the sewer and water services are not recommended future maintenance problems are the responsibility of the property owner. 7. Provide a permit or letter from MnDot approving discharge to MnDot right of way as proposed in your site plan.(No Change) 8. Provide Rice Creek Watershed District Approval (No Change) 9. A City issued Grading and Erosion Control Permit is required, a cash escrow of is $33,075 is required for this permit. A grading asbuilt must be completed and approved prior to issuance of certificate of occupancy. (No Change)
