ARDEN HILLS PLANNING COMMISSION – January 7, 2015 6 <br /> <br />Commissioner Jones asked if Arden Manor had considered squaring off the parcel and selling <br />more land to the Big 10 Supper Club. <br /> <br />Mr. Johnson advised that he had not discussed this with his client. However, he did not believe <br />this would be supported. <br /> <br />Commissioner Hames asked how the language in condition one should be changed to meet the <br />needs of the applicant. <br /> <br />Mr. Johnson requested that the term registered land survey be changed to certificate of survey, <br />and that the time limit be changed from 90 days to November 1, 2015. <br /> <br />Associate Planner Bachler supported the language change regarding the survey, but noted that <br />the City Council would make the final determination on the filing deadline. <br /> <br />Commissioner Hames questioned the State Statute regarding lot consolidation certification. <br /> <br />Mr. Johnson did not believe lot consolidations were governed by State Statute, but rather by <br />local governing bodies. He believed the City’s ordinance was quite tight, as other cities allowed <br />six to twelve months for recording. <br /> <br />Associate Planner Bachler commented that he could review the proposed date with the City <br />Attorney and see if there were any issues with the later filing date. <br /> <br />Chair Thompson opened the public hearing at 7:08 p.m. <br /> <br />Chair Thompson invited anyone for or against the application to come forward and make <br />comment. <br /> <br />Jack Welsch, owner of the Big 10 Supper Club, discussed the history of his property and parking <br />lot. He explained that the recent rezoning of his property required his parking lot to be asphalt. <br /> <br />There being no additional comment Chair Thompson closed the public hearing at 7:10 p.m. <br /> <br />Commissioner Hames supported staff’s recommendation. <br /> <br />Commissioner Jones agreed. <br /> <br />Chair Thompson appreciated the fact that Arden Manor was willing to sell a portion of their <br />property to the Big 10 Supper Club. <br /> <br />Commissioner Bartel was pleased that the site had enough drainage to support the asphalt <br />parking lot. <br /> <br />Commissioner Zimmerman agreed that the current situation was being grandfathered in and it <br />was unfortunate that the landscaping situation could not be improved. <br />
