Building B and Building E as depicted on the current Campus Master Plan shall be <br />obtained prior to March 1, 2016, or an extension request shall be submitted in writing to <br />the City at least forty-five (45) days prior to the expiration dated. <br />9. Prior to City approval of a Site Plan Review for Lot 2 that would result in more than an <br />additional 211,940 square feet of new gross building space on Lot 2, the property owner <br />shall be required to complete a traffic study, unless waived by the City Council. <br />10. New access to Hamline Avenue North shall require approval through the Ramsey County <br />Public Works Department. A right-of-way permit will be required for any construction <br />activity occurring within the County’s right-of-way. <br />11. New addressing of Lot 1 and Lot 2 shall be determined upon the sale of Lot 1 per the <br />requirements of the Lake Johanna Fire Department. <br />12. Sprinkler and Fire Alarm testing shall be required prior to the occupancy of new tenants <br />in Buildings A, B, or C. <br /> <br /> <br />Options <br /> <br />1. Recommend Approval with Conditions: Motion to recommend approval of Planning Case <br />15-001 for a Preliminary Plat, Final Plat, and Planned Unit Development Amendment at <br />4100 Hamline Avenue North based on the findings of fact and the submitted plans as <br />amended by the twelve (12) conditions in the February 4, 2015, Report to the Planning <br />Commission. <br /> <br />2. Recommend Approval as Submitted: Motion to recommend approval of Planning Case 15- <br />001 for a Preliminary Plat, Final Plat, and Planned Unit Development Amendment at 4100 <br />Hamline Avenue North based on the findings of fact and the submitted plans in the February <br />4, 2015, Report to the Planning Commission. <br /> <br />3. Recommend Denial: Motion to recommend denial of Planning Case 15-001 for a <br />Preliminary Plat, Final Plat, and Planned Unit Development Amendment at 4100 Hamline <br />Avenue North based on the following findings of fact: findings to deny should specifically <br />reference the reasons for denial and why those reasons cannot be mitigated. <br /> <br />4.
