Required Improvements – Meets Requirements <br /> <br />All other required improvements, including sewer, water, utilities and streets will be <br />constructed in accordance with the City’s Subdivision Code with the exception of the <br />requested flexibility in Section 2A (Streets). <br /> <br /> <br />3. Chapter 13, Zoning Regulations Review <br /> <br />As noted, this project is being reviewed through the Planned Unit Development (PUD) <br />process. The following section reviews the project based on the R-2 regulations and notes <br />where flexibility is being requested. <br /> <br />Section 1320 – District Provisions (R-2 Single & Two Family Residential District) <br /> <br />A. Lot Area – Meets requirements <br /> <br />The applicant is proposing to subdivide the property into 8 single-family lots. The proposed <br />lot sizes range from 12,043 square feet up to 20,324 square feet. The Zoning Code requires a <br />minimum lot size of 11,000 square feet in the R2 District. <br /> <br />B. Lot Dimensions – Flexibility Requested <br /> <br />The Code also requires individual lots to have a street frontage of at least 85 feet, and a lot <br />depth of at least 120 feet. Lot frontage is measured at the minimum front yard setback, <br />which allows homes to be constructed on a radius, such as on a cul-de-sac or curve. As <br />indicated by the applicant and reflected on the submitted plans flexibility is being requested <br />to reduce the minimum width of a lot from 85 feet to 72 feet. All of the lots meet the <br />minimum depth requirements of 120 feet. <br /> <br />C. Building Coverage and Landscaped Lot Area – Meets Requirements <br /> <br />The applicants have submitted a site plan that indicates proposed building pads for each lot. <br />The building pads reflect the typical area of each lot that a home would be built upon. Based <br />on a measurement of the proposed building pads, each lot can be constructed to meet the <br />City’s required building coverage maximum and landscaped lot area minimums.
