the Planning Commission meeting to present their findings and answer any questions <br />pertaining to traffic that the Commission may have. The traffic study was submitted to the <br />Ramsey County traffic engineer for review, however, no additional comments were provided. <br />The traffic study that was completed by SRF Consulting concluded the following: <br /> <br />1) That based on the existing average daily traffic (ADT) and the proposed development trip <br />generation, no significant impacts to area traffic operations are expected. <br />2) That the south approach of the County Road E2/New Brighton Road intersection should <br />be restriped to accommodate the proposed north approach, as well as any signing <br />modifications. <br />a. The south approach should be striped as the shared left/through lane and a <br />dedicated right-turn lane. The north approach can be constructed as a single lane. <br />3) Consider installing an ADA compliant crosswalk along the east approach of the County <br />Road E2/New Brighton Road intersection. <br /> <br /> <br />6. Additional Review <br /> <br />A. Building Official & Fire Marshal <br /> <br />The Building Official and Fire Marshal have reviewed the application and do not have any <br />objections to the proposed project. All final plans will be subject to the Building Official and <br />Fire Marshal’s approval prior to the issuance of any permits. <br /> <br />B. Public Works Director & City Engineer <br /> <br />The Public Works Director and City Engineer have reviewed the plans for the Valentine <br />Cove development project. Comments from the Public Works Department can be found in <br />Attachment D. All final grading and utility plans will be subject to the approval by the City <br />Engineer prior to the issuance of any development permits. <br /> <br />C. Ramsey County Review <br /> <br />Ramsey County has reviewed the application and provided comments to City staff. The <br />County indicated that they do not have any objections to the proposed project other than <br />stating that any work that is conducted within the right-of-way requires a permit from the <br />County. <br /> <br />C. Rice Creek Watershed District <br /> <br />The RCWD is in the process of conducting their review of the Valentine Cove development <br />project with State and local regulations.
