December 01, 2014 <br /> <br /> <br />City of Arden Hills <br />1245 West Highway 96 <br />Arden Hills, MN 55112 <br />Attn: Matthew Bachler, Associate Planner <br /> <br />Re: Site Plan Review for <br /> 1203 East County Road E <br /> <br /> <br />Matthew, <br /> <br />Enclosed is the Site Plan Review application for the property at 1203 East <br />County Rd E owned by Frattallone’s Ace Hardware. <br /> <br />The Owner intends to remodel the former furniture store building at this <br />location for use as administrative offices for their retail hardware store <br />chain. <br /> <br />The existing building is a one storey split-level. The main level is 23,155 SF <br />with an additional 18,661 SF of basement area. On the main level, 12,770 <br />SF will be renovated into private offices with conference rooms, open office <br />workstations, computer room, employee lounge, restrooms, etc… The <br />remainder of the building will be minimally remodeled for use as seasonal <br />storage. The entire building will be upgraded with a fire suppression system. <br /> <br />The site, including the exterior façade, site lighting and parking lot, will <br />remain primarily unchanged. The parking lot will be restriped and the <br />parking space sizes will comply with code requirements. <br /> <br />The existing parking lot cannot accommodate the number of parking spaces <br />specified in the zoning code for an Office/Storage building of this size. The <br />Owner does not intend to have more than 25 occupants in the building at any <br />one time and therefore we request a reduction in the number of required <br />parking spaces.
