May 27, 2015 <br />Section 7: Building Design Standards TCAAP Redevelopment Code <br />Page | 80 <br /> <br />7.6 Gateway Overlay District: Given the visual importance of certain entrances and gateways <br />to the site, advanced architectural elements or landscaping features are required to be <br />provided for properties within the Gateway Overlay District as identified on the Regulating <br />Plan (Attachment 1). <br /> <br />(a) Properties within the Town Center, Retail Mixed-Use, or Office Mixed-Use Districts <br />shall meet the following standards for the Gateway Overlay District: <br /> <br />(i) Corner buildings located at a street intersection must incorporate a distinctive <br />architectural feature as part of the building, such as a tower, cupola, turret, or <br />rotunda (see Section 6.1(b)(ii) for specifications and restrictions). <br />(ii) Principal building structures shall have a minimum of 75 percent of the required <br />primary building materials listed in Section 7.4(a)(i). <br />(iii) Commercial developments greater than 10 acres in size shall provide a <br />prominent gateway monument at the entrance to the development with <br />integrated landscaping. <br /> <br />(b) Properties within the Flex Office or Neighborhood Transition Districts shall meet the <br />following standards for the Gateway Overlay District: <br /> <br />(i) A landscaped buffer with a minimum width of 20’ shall be provided along all <br />frontages on public streets. <br /> <br />(ii) Landscaped buffers shall include a diversity of landscaping materials, including <br />shade, evergreen, and/or ornamental trees, shrubs, and annual and perennial <br />plants. Landscaping shall be a minimum of 50 percent opaque at maturity. <br /> <br />7.7 Design of Automobile Related Building and Site Elements <br /> <br />(a) Where permitted under Section 5 of this Code, drive-through lanes, auto service bays, <br />and gas station canopies for commercial uses shall not be located with frontage along <br />any Pedestrian Priority Frontage. Drive-through lanes may be permitted along <br />Pedestrian-Friendly or Spine Road frontages only if the property has no General or <br />Alley frontage. Drive-through lanes, auto service bays, and gas station canopies shall <br />be hidden behind a 3 feet high Street Screen along both Pedestrian-Friendly and <br />General frontages (see illustrations below). The Street Screen shall be made up of (i) <br />a living screen or (ii) a combination living and primary building material screen (See <br />Section 10.4 for details). <br />(b) No more than 60% of a lot’s frontage along a Pedestrian-Friendly or Spine Road <br />frontage may be dedicated to drive through lanes, canopies, service bays, and other <br />auto-related site elements. There shall be no such limitation along General or Alley <br />frontages and along highway frontage roads.
