<br /> <br /> <br /> <br /> <br />Approved: <br /> <br />CITY OF ARDEN HILLS, MINNESOTA <br />SPECIAL CITY COUNCIL WORK SESSION <br />APRIL 27, 2015 <br />5:30 P.M. - ARDEN HILLS CITY COUNCIL CHAMBERS <br /> <br /> <br />CALL TO ORDER/ROLL CALL <br /> <br />Pursuant to due call and notice thereof, Mayor Grant called to order the special City <br />Council work session at 5:35 p.m. <br /> <br />Present: Mayor David Grant; Councilmembers Brenda Holden (arrived at 5:42 <br />p.m.), Fran Holmes (arrived at 5:43 p.m.), Dave McClung, and Robert <br />Woodburn <br /> <br /> Absent: None <br /> <br /> Also present: City Administrator Patrick Klaers; Director of Finance and Administrative <br />Services Sue Iverson; Public Works Director Terry Maurer; Assistant City Engineer John <br />Anderson; Community Development Director Jill Hutmacher; City Planner Ryan Streff; <br />Associate Planner Matthew Bachler; Finance Analyst Dave Perrault; and City Clerk Amy <br />Dietl <br /> <br />1. AGENDA ITEMS <br /> <br />A. Rice Creek Commons (TCAAP) <br /> <br />Community Development Director Hutmacher stated that at the April 20, 2015, City Council <br />work session, staff believes that the City Council provided the following direction: <br /> <br />1. Adjust the density in the NB-1 Subdistrict to allow lot sizes of approximately 85 to 90 feet <br />wide by 150 feet deep; <br />2. Limit multi-family to 450 units and adjust acreage accordingly; <br />3. Combine the NT-1 and NT-2 Subdistricts with an allowed density range of 6 to 12 units <br />per acre; <br />4. Adopt the Town Center layout for Fit Test Option #2 which expands the retail area and the <br />green space along the pedestrian corridor, but adjust acreages and densities for the Town <br />Center and Neighborhood Transition Districts as noted above; and
