City of Arden Hills – 2030 Comprehensive Plan <br /> <br /> <br />Approved: September 28, 2009 <br />6-7 <br />6.4.1 Future Land Use Classifications <br /> <br />There are sixteen twenty-three future land use classifications: <br /> <br />1. Very Low Density Residential (VLDR) – traditional single-family <br />residential land use category. A density range of 1.5 to 3 units per <br />acre. <br />2. Low Density Residential (LDR) – traditional single-family residential <br />land use category. A density range of three to five units per acre may <br />be allowed. <br />3. Medium Density Residential (MDR) – apartment and townhome land <br />use category for providing densities of six to nine units per acre. <br />4. High Density Residential (HDR) – apartment and townhome land use <br />category providing for densities of nine to twelve units per acre. <br />5. Neighborhood Residential (NR) – Provides for a range of attached and <br />detached single-family and small multi-family uses at a density of 1.5 <br />to 8 units per acre. <br />6. Neighborhood Transition (NT) – Provides for a mix of small and <br />medium multi-family uses at a density of 8 to 15 units per acre. Small <br />scale commercial uses are also permitted in this district when transition <br />standards and development criteria have been met. <br />4.7. Town Center (TC) – Provides for a range of commercial and <br />residential uses that offer housing, assisted living, senior housing, <br />office, retail, restaurant, and civic uses. Medium and large residential <br />uses are permitted at a density of 15 to 45 units per acre. <br />5. Mixed Residential (MR) – provides for a variety of housing types and <br />densities in close proximity, including single-family detached homes, <br />single-attached homes, condominiums, townhomes, apartments, and <br />senior housing options. The anticipated average density is 10.4 units <br />per acre with a minimum average density of six units per acre up to a <br />maximum density of 46 units per acre. This land use is designated for <br />the proposed TCAAP redevelopment, and the density is subject to <br />change once a final land use plan is selected. <br />6.8. Neighborhood Business (NB) – neighborhood business designates <br />small, isolated areas for neighborhood commercial land uses when <br />they are compatible with surrounding residential uses. Commercial <br />uses that are high traffic generators, noise generators, or otherwise not <br />compatible with residential neighborhoods, are inappropriate. <br />Typically, Neighborhood Business areas will be located on <br />intersections or nodes that are on the edge of residential areas, are <br />less desirable sites for housing, or have traditionally been occupied
