<br />City of Arden Hills <br />City Council Meeting for June 29, 2015 <br /> <br />P:\Planning\Planning Cases\2014\PC 14-031 - PUD Amendment - Presbyterian Homes\Memos_14-031 <br /> <br />Page 1 of 2 <br /> <br />CONSENT ITEM – 6C <br /> MEMORANDUM <br /> <br />DATE: June 29, 2015 <br />TO: Honorable Mayor and City Councilmembers <br /> Patrick Klaers, City Administrator <br /> <br />FROM: Matthew Bachler, Associate Planner <br /> <br />SUBJECT: Planning Case #14-031 <br /> Presbyterian Homes of Arden Hills – First Amendment to Master Planned Unit <br />Development Agreement and Phase II Development Contract <br /> <br /> <br />Requested Action <br /> <br />Motion to approve the First Amendment to Master Planned Unit Development Agreement and <br />Phase II Development Contract with Presbyterian Homes of Arden Hills, Inc. based on the <br />October 27, 2014, City Council approval of Planning Case 14-031. <br /> <br /> <br />Background <br /> <br />On October 27, 2014, the City Council approved Planning Case 14-031 for a Master and Final <br />Planned Unit Development (PUD) Amendment for the Johanna Shores redevelopment project at <br />3200 Lake Johanna Boulevard. Prior to issuing a building permit for Phase II of the project, an <br />amendment to the original PUD Development Agreement is required to be approved and <br />executed. The City Attorney has drafted the First Amendment to the Master PUD Agreement and <br />Phase II Development Contract. The document has been reviewed and signed by Presbyterian <br />Homes of Arden Hills. <br /> <br /> <br />Financial Surety Revisions <br /> <br />At the City Council Work Session on May 18, 2015, Presbyterian Homes requested a revision to <br />the conditions in the draft Development Agreement related to cash escrow requirements for the <br />project. As part of the approval of the PUD Amendment in October 2014, the City Council <br />approved two conditions that would require Presbyterian Homes to provide separate cash
