2 <br />179018 <br />RECITALS <br /> A. In November 2010, the City and Developer entered into a PUD Development Agreement <br />regarding its redevelopment of property located at 3200 Lake Johanna Boulevard (Planning Case 10-012) <br />for the property now legally described as PHS Addition of Arden Hills, Lot 1, Block 1, referenced in the <br />Resolution recorded December 30, 2010 with Ramsey County as Document number 2130838 (“Plat” or <br />“Property”). The redevelopment of the property was to be undertaken in two Phases. Phase I has been <br />largely completed. <br /> B. The Developer in October, 2014 submitted a completed application to the City to modify <br />the terms and conditions of the previous approval to: <br />1. Amend the configuration of the Brownstone Buildings to be completed in Phase II. <br /> <br />2. Revise the Construction Schedule outlined in the PUD Development Agreement to <br />reflect the delay in the expected start date on the Brownstone Buildings. <br /> <br />3. Reallocate the four hospice units that were to be constructed in the Lakeview Building <br />to the Brownstone Buildings as independent senior units. <br /> <br />4. Amend the conditions in the PUD Agreement to allow for the removal of the required <br />speed bumps on the County Road D driveway if the traffic study to be completed one year <br />following the completion of the redevelopment project supports such removal. <br /> <br />C. The amendments to the approved Master PUD are described and illustrated in the <br />following plans submitted by the Developer: <br />i. Overall Site Plan (A1.1), dated 10/02/14 <br />ii. Site Plan & Demolition Site Plan (A1.2), dated 10/02/14 <br />iii. Lower Level Floor Plan – A (A2.3), dated 06/06/14 <br />iv. Level One Floor Plan – A (A2.4), dated 06/06/14 <br />v. Level Two Floor Plan – A (A2.5), dated 06/06/14 <br />vi. Lower Level & Level One Floor Plans – Link (A2.6), dated 06/06/14
