City of Arden Hills – 2030 Comprehensive Plan <br /> <br /> <br />Approved: September 28, 2009 <br />E-5 <br /> <br />Projected sewage flows have been determined for each of the eighteen (18) <br />sewer districts in the City. Sewage flows for 2010 are based on actual meter <br />records provided by MCES. Projections have been made for 5 year increments <br />from 2015 to 2030. <br />As stated in the land use and zoning section of this update, the following <br />assumptions have been made in determining the estimated sewage flows: <br /> <br /> 2010 flows are actual flows provided by MCES based on their meter records. <br /> 2015 flows have been estimated considering the existing land use map. <br /> 2030 flows have been estimated considering the proposed land use map and the TCAAP <br />Master Plan <br /> 2020 and 2025 flows have been estimated by interpolating between the 2015 and 2030 <br />flows. <br />The following flow rates have been used for each land use and zoning type: <br /> <br />Land Use / Zoning Land Use <br />Low Density Residential (R-1, R-2) 475 Gallons/Acre/Day <br /> R-1 / R-2 = 3 / 5 units per Acre Max <br /> Assumes: <br />2.5 units per acre ~ 2,076 units / 915 acres <br /> 3.12 people per unit = 9,552 people / 3053 total units <br /> 60 gals per capita per day <br /> <br />Medium Density Residential (R-3) 950 Gallons/Acre/Day <br /> Assumes: <br />5 units per acre ~ 641 units / 132 acres <br /> 3.12 people per unit = 9,552 people / 3053 total units <br /> 60 gals per capita per day <br /> <br />High Density Residential (R-4) 5,250 Gallons/Acre/Day <br /> Assumes: <br />28 units per acre ~ 336 units / 12 acres <br /> 3.12 people per unit = 9,552 people / 3053 total units <br /> 60 gals per capita per day <br /> <br />Residential [TCAAP] 274 Gallons/Unit/Day <br />Assumes: <br />274 gallons of maximum potential daily wastewater flow <br />capacity is equal to one MCES SAC unit. <br /> <br />Flex Office / Commercial 800 Gallons/Acre/Day <br />Development [TCAAP] <br /> <br />Commercial Land Uses 800 Gallons/Acre/Day <br />(G-B, N-B, B-1, B-2, B-3, & B-4) <br />Industrial Land Uses 800 Gallons/Acre/Day <br />(I-1, I-2, & I-FLEX) <br />Institutional / Government Land Uses 250 Gallons/Acre/Day <br />(C-C) <br />
