NO.: 613101211 <br />CLIENT: Boston Scientific <br />PROJECT: Day Care Relocation <br /> <br />SUBJECT: Land Use Application Narrative <br />MEMO BY: Judd Brasch, RSP Architects <br />DATE: July 6, 2015 (Revised July 27, 2015) <br /> <br />ATTENTION: Ryan Streff, City Planner, City of Arden Hills <br />COPY: Emily Colletti, Boston Scientific <br /> <br /> <br />Boston Scientific is planning to relocate its existing New Horizon managed Day Care Facility from <br />Building 9, at the north edge of the campus ,to Building 10, in the center of the Arden Hills Campus. The <br />relocation will help facilitate the planned interior reconfiguration of existing distribution and <br />manufacturing space and allow the expansion of the day care to comply with current state day care <br />guidelines. <br /> <br />The existing day care is approximately 7,300 SF of interior space located at the north east corner of the <br />ground floor of Building 9, with a fenced exterior play area to the north. The relocated facility will be <br />approximately 8,500 SF and contain the same child care program of three infant rooms, two toddler <br />rooms, and three pre-school rooms with the addition of a new indoor play area now required for large <br />muscle development. The new facility will be located in the central area of the east side of the ground <br />floor of Building 10. A new fenced exterior play area will also be built along the east side of the day care. <br /> <br />A new building entrance directly into the day care will require a new concrete stoop with a ramped <br />concrete side walk for accessibility. Approximately 5,550 SF of bituminous and sidewalk will be <br />removed to allow for the installation of 3,125 SF of resilient exterior play surface and 1,880 SF of <br />concrete side walk for a net decrease of 550 SF of impervious surface. The existing fence and play <br />equipment will be removed from the current exterior play area (approximately 3,000 SF). <br /> <br />Three new 3” boulevard trees matching the existing species will be planted along Innovation Way. Five <br />new shrubs will be planted to screen the existing electrical transformer. <br /> <br />The day care relocation and bituminous removal will eliminate 11 existing parking stalls adjacent to the <br />east side of the building. The north curb cut in the existing dive through configuration will be eliminated. <br />The eleven eliminated stalls will be added to the 125 stalls currently stripped along innovation way <br />making the total 136 spaces. We are proposing to leave the 50 stalls as striped both sides of the road, <br />south of Boston Scientific Drive; leaving as striped the 55 stalls along the east side of the road north of <br />the enclosed walkway crossing.
