CITY OF ARDEN HILLS <br /> MEMORANDUM <br /> DATE: June 17, 2001 <br /> TO: Planning Commission <br /> FROM: Mike Cronin, Interim City Planner <br /> SUBJECT: Case#01-12b, Planned Unit Development Amendment (Phase 11) <br /> Manufacturers' Services, 4300 West Round Lake Road <br /> Request <br /> The applicant is requesting to amend the Planned Unit Development for 4300 West Round Lake Road to <br /> expand the parking area by 27 parking spaces along the southwest side of the parcel (Phase II). <br /> Background <br /> Both phases (I and II) of this Planning Case were originally reviewed at the May 2, 2001 Planning <br /> Commission meeting. The Planning Commission recommended approval of Phase I,with conditions, to the <br /> City Council,heard at their meeting on May 29, 2001. The proposed Phase II parking area expansion was <br /> tabled for additional information regarding screening of the loading area and the replacement of trees that <br /> will be removed as a result of the expansion. Also, another planning case, Planning Case#01-08,was <br /> proposing screening for this property(as well as the two neighboring properties) at the same time that this <br /> Case was heard and the Planning Commission wanted to have the opportunity to review both Cases at the <br /> same meeting. <br /> The applicant has submitted an additional drawing for further review, illustrating additional landscaping, <br /> retaining wall locations and a section of the parking lot expansion in Phase II (Exhibit A). Please refer back <br /> to the drawings and staff memorandum provided to you in your May 2, 2001 Planning Commission <br /> meeting packet. A full Zoning Ordinance review memorandum, dated April 23, 2001, was provided to you <br /> at that time for this case. This information has not been provided a second time with this packet. <br /> Zoning Review Summary <br /> The Phase II parking lot expansion proposes an additional 27 parking spaces beyond the 38 spaces <br /> provided in Phase I and the 408 parking spaces that currently exist. <br /> The original PUD requested that this property have no more than 20% office when constructed but it was <br /> built with 31%office with parking to match a 20% office build out, driving the need for additional parking <br /> today. Although the office (31%)to warehouse (69%)ratio is not proposed to change for this site, Phase II <br /> proposes an additional thirty employees in the warehouse. The proposal meets all of the dimensional <br /> requirements of the G-B District, as shown in Table 1, with the exception of landscape lot area. <br />
