Property Location: 3527-3557 Lexington Avenue North Subject: Arden Plaza 2nd Addition Final Plat Requested Action Motion to approve the Arden Plaza 2nd Addition Final Plat based on the March 30, 2015 City Council approval of the Arden Plaza 2nd Addition Preliminary Plat in Planning Case 15-002. Background On March 30, 2015, the City Council approved the Arden Plaza 2nd Addition Preliminary Plat in Planning Case 15-002. The Preliminary Plat included the subdivision of Lot 3, where the existing Arden Plaza retail building is located, into three smaller lots. Approval of the Final Plat was conditioned on the construction of a demising wall between the Frattallone’s Ace Hardware store and the remainder of the retail building. Wellington Management has completed the demising wall and it has been approved by the City Building Official and the Lake Johanna Fire Department. In addition, prior to the execution of the Final Plat by the City, Wellington Management was required to provide the following documents pertaining to the operation of the Arden Plaza retail center: • Supplemental declaration between Frattallone’s Ace Hardware and Arden Plaza, LLC addressing shared drainage and driveway maintenance. • Agreement addressing the sewer and water services provided to Lot 3, Arden Plaza 2nd Addition through the building on Lot 2, Arden Plaza 2nd Addition.
