CONSENT ITEM – 5B <br /> <br />MEMORANDUM <br /> <br />DATE: August 31, 2015 <br /> <br />TO: Honorable Mayor and City Councilmembers <br /> Patrick Klaers, City Administrator <br /> <br />FROM: Matthew Bachler, Associate Planner <br /> <br />SUBJECT: Planning Case #15-002 <br /> Applicant: Wellington Management, Inc. <br /> Property Location: 3527-3557 Lexington Avenue North <br /> Subject: Arden Plaza 2nd Addition Final Plat <br /> <br /> <br />Requested Action <br /> <br />Motion to approve the Arden Plaza 2nd Addition Final Plat based on the March 30, 2015 City <br />Council approval of the Arden Plaza 2nd Addition Preliminary Plat in Planning Case 15-002. <br /> <br /> <br />Background <br /> <br />On March 30, 2015, the City Council approved the Arden Plaza 2nd Addition Preliminary Plat in <br />Planning Case 15-002. The Preliminary Plat included the subdivision of Lot 3, where the existing <br />Arden Plaza retail building is located, into three smaller lots. Approval of the Final Plat was <br />conditioned on the construction of a demising wall between the Frattallone’s Ace Hardware store <br />and the remainder of the retail building. Wellington Management has completed the demising <br />wall and it has been approved by the City Building Official and the Lake Johanna Fire <br />Department. <br /> <br />In addition, prior to the execution of the Final Plat by the City, Wellington Management was <br />required to provide the following documents pertaining to the operation of the Arden Plaza retail <br />center: <br /> <br />• Supplemental declaration between Frattallone’s Ace Hardware and Arden Plaza, LLC <br />addressing shared drainage and driveway maintenance. <br />• Agreement addressing the sewer and water services provided to Lot 3, Arden Plaza 2nd <br />Addition through the building on Lot 2, Arden Plaza 2nd Addition. <br /> <br />City of Arden Hills <br />City Council Meeting for August 31, 2015 <br />P:\Planning\Planning Cases\2015\PC 15-002 - Arden Plaza - Master PUD Amendment and Subdivision\Memos_15-002 <br /> <br />Page 1 of 2
