• <br /> From the SWOT discussion, EDC members derived at a strategy to encourage housing <br /> development that is appealing to the type of worker(skilled) the community wants to <br /> attract. By establishing a critical mass of high skilled workers, the city can utilize its <br /> workforce to draw new businesses to Milaca. <br /> II. COMPETITION ANALYSIS <br /> An effective plan needs to evaluate the city against other communities vying for the same <br /> resources: residents and businesses. The evaluation gages the potential for success in <br /> marketing and provides a comparison of attributes and characteristics used by residents <br /> and business when considering a move. <br /> Six cities were researched using a community interview worksheet. City staff was called <br /> and asked specific questions related to their land and housing inventories. The <br /> information gathered is used to determine if the demand for certain market segments is <br /> being met. <br /> A summary of the community interview is detailed below. <br /> Cambridge <br /> Industrial Land Inventory <br /> ■ Two (2) lots remain in the SE Industrial Park totaling 6.2 acres <br /> ■ Location is at the southwest intersection of Highways 65 and 95 <br /> ■ Sale Price is $1.75 per square foot <br /> ■ Incentives Used—received $1.6 million grant for a new 110 acre <br /> industrial park located at Highway 65 and 95 and County Road 34. <br /> The park is scheduled to open in spring 2004. <br /> Housing Inventory <br /> ■ In 2003 had 119 new single family homes, 145 new homes in 2002 <br /> and 67 new homes in 2001. <br /> ■ There are 1190 developable lots available. <br /> ■ Three new subdivisions are planned totaling 80 lots. <br /> ■ Multi-family units built include 32 Apartments and 24 townhomes <br /> in 2003. <br /> Elk River <br /> Industrial Land Inventory <br /> ■ EDA owns 90 acres at Highways 169 and 10 that is not yet <br /> available <br /> ■ 255 acres available by private ownership. <br /> ■ Sale Price is $3.00 per square foot <br /> ■ Incentives not used for industrial growth only redevelopment. <br /> Barsness Consulting Services Page 6 12/8/2005 <br />
