The non-conforming structure was 1,344 square feet <br />in size and located approximately five (5) feet from the front property line. <br /> <br />The proposed project would be constructed to conform to the current Zoning Code <br />regulations to meet the minimum ten (10) foot side yard setback and the forty (40) foot front <br />yard setback required for accessory structures in the R-1 district. As proposed the structure <br />would be located fifteen (15) feet from the south property line, ninety (90) feet from the <br />north property line, and one hundred and eighty (180) feet from the front property line along <br />Hamline Avenue. The applicant has indicated that the structure would be fifteen (15) feet in <br />height and would be constructed with materials that match or complement the existing single <br />family dwelling on the property. <br /> <br />The applicant has submitted a project narrative describing the request (Attachment C), <br />building plans (Attachment D), and a project site plan showing the proposed location of the <br />detached accessory structure (Attachment E). <br /> <br /> <br />Plan Evaluation <br /> <br />1. R-1 Regulations, Existing Conditions, and Proposed Redevelopment <br /> <br />A. Lot Size & Dimensions – Meets Requirements <br /> <br />The lot is 55,321 square feet (1.27 acres) and approximately 132 feet in width and 420 <br />feet in length. The lot meets all R-1 lot size requirements. <br /> <br />B. Structure Setbacks – Meets Requirements <br /> <br />The proposed accessory structure would meet all setback requirements. <br /> <br />C. Lot Coverage – Meets Requirements <br /> <br />The existing and proposed lot coverage does not exceed the coverage limitations in the R- <br />1 Zoning District. The R-1 District permits a maximum structure coverage up to 25% <br />and a total impervious lot coverage of 35%. The proposed construction of the accessory <br />structure would increase the structure coverage from 2.90% to 4.46% with an increase in <br />total impervious lot coverage from 11.96% to 16.28%. <br /> <br /> <br /> <br /> <br /> <br />
