District Design Guidelines <br /> • ApproximateIy 70 percent of the first level fagade that includes the <br /> major store entrance and/or faces a public street should be <br /> transparent(have windows and doors). Windows should be made of <br /> transparent glass and recessed at least one inch rather than being <br /> flush with the fagade. <br /> • Awnings or overhangs should be provided at entryways to provide <br /> shelter from the sun and rain. <br /> • Exterior lighting for parking lots and buildings should not be <br /> excessive and should be directed at their intended purposes. <br /> • Any multi-level building should distinguish the ground floor level <br /> from the upper floors by use of these techniques: an intermediate <br /> cornice line,difference in building materials or details, awnings <br /> trellis or arcade,special window details,or brick corbels or quoins. <br /> A strong base and top for multi-story buildings should be established; <br /> middle layers should be simpler. Detail should be an integral part of <br /> the architecture rather than a series of applied elements. <br /> �r•n <br /> • Mechanical systems and service areas should be integrated into in the <br /> architecture of the buildings. Garbage and recycling containers <br /> should be fully enclosed and integrated into the architecture of the rl <br /> buildings. <br /> • Business signs should be architecturally compatible with the style, <br /> composition,materials,colors and details of the building and should , <br /> be an integral part of the building. Signs should be incorporated into <br /> the facades of the buildings rather than extending past the roof line <br /> and should not project more than 12 inches beyond the plane of the <br /> fagade. Retail business wall signs should be located in a position <br /> above the front window that is located consistently among stores. <br /> Backlit signs should not be allowed on the street side of new <br /> buildings with 100 feet of a public street. Pylon,rooftop and <br /> portable changeable message signs should not be used. <br /> • Franchise architecture identified with a particular chain will be <br /> discouraged unless it is architecturally integrated into the district and <br /> approved building materials are used.
