Develaprrtent within ihe GB District witl inclt�de ases <br />that are speci�ed an the Land Use Chart, Sectian 1320.05, and shali eampiy with the <br />followir�g development criteria: <br />A. Of�ce uses occup}�ing not iess ihan twenty-five (2S} percent nor mare <br />than fifty (50} percent of a praject's total flaor area. <br />B. Ti�e mix, relationship and intensity of uses and buildings will be <br />compatible and complerr�entary both internally and with adjacent uses. <br />C. Retail or service businesses offering gaads, merchandise or personat <br />services far sale primarily to those employed in the GB District will be <br />allawed ta oceupy no more than fifteen ( I S} percent of the tatai floor area <br />af the buiiding in which they are located. Service stations with retail <br />services and with a car wash sha11 be exempt from this restriction. <br />D. Mu3ti-family residential use is Iicnited ta that area adjoinin� the public <br />area suna�nding Round Lake and sha11 not exceed fifteen (15} percent of <br />� the tatai land area in the GB District exclusive of Parcels 2, 3, 4 and 5 as <br />identified in the NE I-6941I-35W Plan. Densities shall not exceed those <br />allowed in an R-4 Residentiai District. <br />E. Licensed day care faeiiities will be allawed either in a building <br />containing other uses or in a freestanding building. Freestanding day care <br />faci�ities are not required tQ meet minimurr� flac�r area or minimum lat area <br />requirements otherwise required in the GB District. <br />F. The use is in the best interest af the City and the GB District. The <br />applicant shail demonstrate to the satisfaction of the City that the prc�posed <br />uses, lat sizes, height. use mix, lacation ar�d relationship with ather <br />existing and proposed uses are compatible and campiementary both <br />internally artd with adjacent uses_ and meet tt�e intent of the City as <br />expressed in the GB District purpose and the abave criteria for allowabie <br />uses. <br />Subd.4 Uses Allawed by Cc�nditional Use Permit. Service stations with retaii <br />sales and services ar�d wiih a car wash are allo��ed by Canditit�nal Use Permit. Such <br />uses shall c►ffer retail, gasoline, and car wash services and shail not contain vehiele <br />repair 6ays or offer vehicle repair services; mznor repairs; incidentai body and fender <br />work; minor painting and uphc�lstering; replacement parts and motor services to <br />� passenger automobiles and trucks not exceeding one and one-half tans capacity, <br />Page 55 of 84 <br />
