City of Arden Hiils Cha�ter l3 Zoning Cade <br />Subd. "l3 Flood frequency�. The frequency for which it is expected that a specific flood <br />stage or dischar�e may be equaled or exceeded. � <br />Subd. "74 Ftood fringe. That portian af the fiood plain outside of the floodway_ Plood fringe <br />is synonymous with the term "floodway fringe" used in the Flood Insurance Study for the <br />City. <br />Subd. '75 Flood piain. The beds proper and the areas adjoining a wetland, Iake or <br />watercourse which have been or may be covered by the regionai flood. <br />Subd. 76 Flood-proafing. A combination af structuraI provisians, changes, or adjustments <br />to properties and structures subject to flooding, primarily for the reduction or elimination of <br />flaod damages. <br />Subd. '73 Floodw�ay. A wetland or take and the channel af a watercourse and those portions <br />of the adjaining flood plain ��hich are reasonai�ly required to carry or store the regionai fiaod <br />discharge. <br />Subd. 78 Floor area. The sum of the gross horizontal area af all floors of a building as <br />measured in square feet from ihe exteriar sides of the extecior walls, or from the centeriine of <br />party wails separatin� attached buiidings, but not including covered porches that meet the <br />reyuirements in Section 1325.03 Subd 2.D; decks; any space where the average floor-to- <br />ceiling height is iess than six feet; attached ar detached garages; and other detached <br />accessory siructures_ � <br />Subd. 79 Floor area ratio (F.A.R.). The ratio obtained by dividing the sum of a building's <br />flaor area by the amount of lot area. <br />Subd. 80 Frontage. The uninterrupted frant boundary tine of a lot, or the length of such <br />Iine, which abuts on a street. <br />Subd. 8I Garage, private. An accessory building or portion of the principle buitding which <br />is intended and used for the storage of the private passenger vehicles af the family or families <br />who reside upon the iat upon which the garage is located. <br />Subd. 82 Garage. repair. A building or space for the repair ar maintenance of motor <br />vehicles, inc[uding body work. painting and vehicle wash, and incidental dzspiay and sales of <br />automotive products but not including factory assembly of such vehicles, auta wrecking, or <br />j unkyards. <br />Subd. 83 Garage. truck. A building that is used or intended to be used for the storage of <br />motor trucks, truck traiiers, tractars and commercial vehicles exeeeding one-ton rated <br />capacity. <br />Subd. 84 Grading and Excavating.
