City of Arden Hills Chapter i3 Zoning Code <br />Subd. I87 Structure, temporary ar portabte. A structure which is not intended for <br />� perrnanent accupancy but which may be suitable in certain situatic�ns for specific periods af <br />occupancy pending either construction of permanent facilities or a change in conditions ihat <br />will eiiminate the need far the temporary structure. Portable classroams. �ortabie offices <br />and air-supported structures are examples of temporary or portabie structures. <br />Subd. 18$ Studios. A building or space within a building where professional artists, <br />musicians, phatographers, dancers, designers, etc. practice their profession or teach; display <br />and sales of praducts used or produced in the profession is considered an accessory use. <br />Subd. 189 Substantial damage. Damage of any origin sustained by a structure where the cost <br />af restaring the structure to its before damaged condition would equal or cxceed 50 percent <br />af the market value af the structure before the damage accurred. (Added (IS/OS/10) <br />Subd. 190 Substantial improvement. (Added OS/(IS/IO} Within any consecutive 365-day <br />periad, any reconstruction, rehabilitation (including normal maintenance and repair), repair <br />after damage, addition, or other irnprovement af a structure, the cost of which equals or <br />exceeds 50 percent af the market value of the structure before the "start of construction" of <br />the improvernent. This term incIudes structures that have incurred "substantial damage," <br />regardiess of the actuai repair work performed. The term does not, however_ include either: <br />A. Any praject for improvement of a structure to correct existing violations of <br />state or local health, sanitary, or safety code specifications which have been <br />� identified by the lacal cade enforcement official and which are the minimum <br />necessary ta assure safe Iiving candiUans. <br />B. Any atteratian of an "historic structure," pravided ti�at the aiteration will not <br />preclude the structure's continued designation as an "histaric structure.�' For the <br />purpose of this Ordinance, "historic structure" shait be as defined in 44 Code of <br />Federal Regulatians, Part 59.1. <br />Subd. 191 Tower. Any pole, spire or structure, or any combination thereof to which an <br />antenna is attached, ar which is designed far an antenna to be attached, and aIt supporting <br />iines, cables, wires and braces; including but not Iimited to a free-standing radio (including <br />ham radio and private radia transmitting} or television receiving antenna, a windmiil, and a <br />wind-pawer generator. <br />Snbd. 192 Townhause. A single-famity dweliing, which maintains private ingress and <br />e�;ress, contains na independen# dwellings above or beiaw it, and is attached to other similar <br />dwellings by a cornmon wali. <br />Subd. 193 Use. The purpose for which land or prerrzises or a building thereon is designated, <br />arranged or intended, or for which it is or may be occupied or rnamtained. <br />Subd. 194 Use, accessory. A use which is ine�dental to the principal use of the lot on which <br />it is maintained or conducted. <br />� Sobd. 195 Use, principal.
