To implement that part of City of Arden HilIs Comprehensive Plan known <br />as the Civic Center (CC} area. <br />B. To create a destination-oriented area that serves as focai point for the <br />Community where a mix of uses including public, smaIl retail, educationai, <br />semi-pubIic facilities and some mid-to-high-density housing are located. <br />G Ta bring forth a government center that wouId integrate Sunfish Lake with <br />a civic cam�us and eommercial area, and create a gatheringlactivity place that <br />is unified in purpase, design and use. <br />D. To require strict deveIopment standards and buitding materials ta create a <br />� high quality civic environment. <br />E. To preserve, protect, anci enhance existing devetopment adjacent to the <br />district. <br />F. To promote compact, unified development that takes advantage of the <br />proximity ta the adjacent open space areas and regianal transportation <br />facilities. <br />G. To minimize the effects of traffic congesti�an. <br />H. To ailow development Ehat witl insure reasonable trafftc operation an the <br />internal and surrounding transportation systems including Lexington, <br />Hamline, and Highway 9b. <br />i.
